More than just shopping: Mixed-used concepts are taking over central Cologne. Here are three exciting projects.
Investor Aachener Grundvermögen has converted the former Kämpgen House at Schildergasse 70 into a leisure paradise: Cologne's first inner-city bouldering hall "Element Boulders" now occupies three floors. The concept has already been successfully implemented in cities such as Munich, Essen and Kassel. The ground floor is still home to traditional retail, currently the Zalando outlet.
The Mantelhaus Goertz on Hohe Strasse is being extensively renovated. The partially listed building from the 1950s, with its characteristic façade and staircase, is being converted into a modern office and commercial building. As part of the refurbishment, the building will be raised by one and a half storeys, creating space for a large 300 square metre roof terrace and a mezzanine level, ideal for a bar or café. This pioneering project by developers ehret+Klein is due for completion in 2025.
At Heumarkt 55, on the corner of Gürzenichstrasse, an office and commercial building is being built for the capital management company Hansainvest. Designed by Thomas Kröger Architects, the building will offer 6,000 square metres of rental space. Construction is scheduled to begin in 2025, with completion scheduled for 2027. Sustainability is a top priority, with features including e-bike charging stations and landscaping.
